Appraisal reviews "should verify whether the appraisal or evaluation is pertinent for the transaction, the liability of the transaction, and whether the manners by which the collateral valuation is obtained ensures independence and quality," the Federal Reserve says. In addition, they "must announce whether the appraisal or evaluation report is true to the letter of engagement, which describes the range of the appraisal assignment." Last, The Federal Reserve notes that "some banks add regular reviews with post-funding evaluations of appraisal quality for some of their high-liability or high-value dealings as a way to help in discovering valuation concerns."

In addition to adjusting our work to the procedures and guidelines of our review clients, there are four Fannie Mae forms that are primarily used for review services, and we will produce an appraisal review on any of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. At American Appraisal, Inc., we're skilled in every kind of appraisal review, review practice and the obligations of review appraisers.
